Refurbishment Roofing Solutions

Existing roofs present a mix of challenges. Some require targeted repairs to address isolated defects, others may be suitable for an overlay system that extends service life while minimising disruption. In very deteriorated cases, a complete strip-to-deck and installation of a new roofing system may provide the most effective long-term solution.

At Alumasc Roofing, we help clients understand the condition, performance and future requirements of their existing roof before developing a refurbishment strategy tailored to the project. From initial investigations and surveys through to specification development, project support and warranty provision, our technical team provides guidance throughout the refurbishment journey.

Whether you’re managing a single building or a large property portfolio, we help transform survey findings into practical, evidence-based roofing solutions.

Understanding The Existing Roof

Every successful refurbishment begins with understanding the existing roof construction and its current condition.

Our technical team uses a range of survey techniques to build a clear picture of how the roof is performing and identify factors that may influence refurbishment works.

This can include assessment of:

  • Existing roof construction and materials
  • Waterproofing condition
  • Drainage performance
  • Thermal performance
  • Roof-mounted assets and service penetrations
  • Remaining service life

The result is a comprehensive roof condition report, allowing informed decisions to be made so a refurbishment strategy can be developed.

Refurbishment Drivers & Opportunities

A roof that remains weatherproof may no longer support wider building objectives, while a deteriorated roof may create opportunities to improve performance as part of the refurbishment process. By understanding both the existing roof and the wider project goals, we help clients identify the most appropriate route forward.

Improvement opportunities can include:

  • Building performance (e.g. thermal performance, enhanced drainage capacity)
  • Reduced operational energy demand
  • Improved rooftop accessibility
  • Sustainability & environmental objectives (blue roof attenuation systems, solar PV integration, biodiversity enhancements)
  • Asset & lifecycle planning
  • Extending roof service life
  • Phased refurbishment strategies
  • Whole-life cost considerations

By considering these opportunities early in the process, refurbishment projects can help support wider operational, environmental and sustainability goals.

Refurbishment Roofing Pipeline

By combining technical expertise with practical project experience, we help clients specify roofing systems with confidence.

01

Site Survey

We begin by building a clear understanding of the existing roof, identifying its condition, construction, performance and suitability for refurbishment. Using a range of survey techniques, our technical team produces a Roof Condition Report highlighting key considerations such as waterproofing integrity, drainage performance, insulation levels and the presence of trapped moisture.

02

Refurbishment Strategy

The survey findings are analysed to determine the most appropriate route forward. Depending on the condition of the existing roof and project objectives, options may include targeted repairs, partial replacement, overlay systems or full roof replacement. Our recommendations are tailored to the building, budget and long-term performance requirements.

03

Solution Design

Once the preferred strategy has been agreed, we develop a project-specific roofing solution. This includes system design, technical detailing, NBS-compatible specifications, product certificates and supporting calculations such as wind uplift, U-values, condensation risk and drainage assessments. Opportunities to improve thermal performance or incorporate green roof, blue roof or solar PV systems can also be considered.

04

Contractor Appointment

We can connect clients with our network of Alumasc Registered Contractors, all of whom are assessed for competence, system-specific training and financial stability. This helps provide confidence that the specified solution will be installed in accordance with project requirements.

05

Installation

Throughout installation, our technical team remains involved, providing project support, site inspections and workmanship monitoring. This helps ensure works are progressing in line with the specification and warranty requirements.

06

Completion & Warranty

ollowing a final inspection, the completed roofing system is signed off and supported by an Alumasc warranty of up to 40 years. Handover documentation is provided, with ongoing technical support available should future maintenance, repairs or refurbishment planning be required.

From Survey Findings To Technical Solutions

Our technical team interprets survey findings and translates them into practical recommendations, helping clients assess available options and develop a refurbishment strategy that is appropriate for the building.

Support can include:

  • Overlay versus replacement evaluations
  • Full specification design
  • Technical detailing
  • Wind uplift assessments
  • U-value calculations
  • Condensation risk analysis
  • Rainwater and drainage calculations
  • Sustainability and carbon assessment support

By combining survey insight with technical expertise, we help clients make informed decisions with confidence.
